Loft and extension roofs

A loft conversion or extension is only as good as the roof on top of it. We build the roofs for dormers, rear and side extensions and open-plan spaces, and we work closely with your builder or architect so the new roof ties into the old one neatly and stays watertight.

Whether it's a pitched roof matched to the main house or a flat roof on a single-storey extension, we'll talk you through the options and put it all in a free written quote.

What we can build

  • Dormer roofs: flat-topped or pitched
  • Pitched roofs on rear and side extensions, tiled to match the house
  • Flat roofs on single-storey extensions and garages
  • Lead or other weatherproof detailing where new meets old
  • Roof windows fitted and properly flashed

Working with your builder

On most extension jobs we're one part of a bigger build. We fit in with the plan, turn up when we say we will, and leave the site tidy for the next trade, so the job keeps moving.

Planning in Epsom

Epsom has 21 conservation areas, and in some of them the rules on roofs are tighter. In the College Road Conservation Area, for example, an Article 4 Direction means planning permission is needed for any addition, enlargement or alteration to a house's roof. Get the planning side settled with Epsom and Ewell Borough Council before the build starts; we'll build the roof to the approved plans.

Epsom's house styles vary a lot, from steeply pitched Arts and Crafts roofs with tile hanging on Burgh Heath Road to 1950s and 60s estate houses, so we match new roofs to the character of the house wherever we can.

Getting the details right

Most problems with extension roofs show up where the new roof meets the old house. We take care over the junctions: lead or other flashing where the roof meets a wall, a neat tie-in to the existing tiles, and proper ventilation so the new roof space doesn't trap condensation.

  • Flashing and weathering where new meets old
  • Tiles and ridges matched to the main roof where possible
  • Ventilation to keep the roof space dry
  • Gutters and downpipes sized for the new roof area

Questions

Can you match the new roof to my existing one?

That's the aim on a pitched extension: the same type and colour of tile where they're still available, or the nearest match.

Do you work with my builder?

Yes. Most of our extension work is alongside a builder or architect.

Flat or pitched for my extension?

It depends on the space, the look you want and the planning rules. We'll explain the pros and cons for your house.
